One of the most common questions I get about Karaka is some version of "what's actually selling, and for how much?" The suburb median tells you very little on its own, Karaka's sales pool is thin enough that a handful of large or small sales can swing it noticeably. So instead of quoting the headline number, here are three recent, individually verified Karaka sales, each checked against a public sold record, with the sale date, price, and the home's specifics.

This is a small, honestly-sourced sample, not a comprehensive list of every Karaka sale. I've left out anything I couldn't independently confirm rather than guess at a figure.

What this spread tells you

Three sales, three very different homes. 222 Bremner Road is a newer, smaller-footprint build on a compact 211m² section, the kind of entry-level stock now going into Karaka's newer subdivisions. 41 Rosslands Avenue is a mid-range family home on a standard 500m² residential section. 11 Turua Rise is the top of this sample, a larger four-bedroom home on 583m² in one of Karaka's more established, higher-value pockets.

That's a $1.125m spread across three sales in the same suburb in under a year, which is exactly why I never quote a client the suburb median as their number. Your home's actual comparables depend on the pocket, the section size, the build age and the condition, not the Karaka-wide average.
